A crow's nest lookout at the top of this Blue Mountain Beach house delivers panoramic Gulf views that earn their place as a talking point. Down below, the fenced backyard boasts a heated pool, covered dining area, and barbecue set up for long alfresco evenings in the shade of surrounding trees. Multiple balconies catch the Gulf breeze at every level, while inside, natural light fills easy, relaxed living spaces that work well for families. Bikes and a six-passenger low-speed vehicle are included, and the beach is a short walk away.

Home truths:
* One of the bedrooms has two single-over-double bunk beds that can sleep up to three people each – we think this room might be best suited to children. While the top bunks have safety rails at the sides, the end of the bed is open so might not be suitable for younger children.
* Hot water can run short with a full house. Back-to-back showers are worth staggering, especially in the morning rush.
* You'll want to pack your own beach and pool towels – bath towels and linens from the home are not to be taken outside.
* While the home can sleep up to fourteen people, the maximum occupancy is twelve guests.
* The lead guest must be at least 25 years old.
