Few estates on Florida's 30A coastline are built for groups at this scale. The private heated pool and hot tub anchor an outdoor terrace shaded by palms, while an observation deck above captures panoramic views as the Gulf light fades at dusk. An elevator connects three floors of living space, a dedicated games room, and spa-inspired suites with private balconies – everything a large gathering needs without the usual compromises. A six-seater golf cart and six bicycles are included for exploring the coast, and Gulfplace Town Square is around thirteen minutes' walk for boutiques and alfresco dining.

Home truths:
* At full occupancy, four guests will sleep on the two sofa beds in the living area.
* Two of the bedrooms each sleep four people in two bunk beds – we think these rooms might be best suited to children.
* If you're travelling with little ones, your host can provide a travel cot and high chair. You'll need to request them in advance.
* You'll want to bring your own beach and pool towels – bath towels may not be taken from the home.
* You're in a peaceful stretch of Dune Allen Beach, close to Gulfplace, Shunk Gulley, and the Santa Rosa Golf and Beach Club – but a car or the included golf cart will make reaching restaurants and shops much easier.
* If you're planning to use the golf cart, all riders will need to sign a liability waiver before heading out. Bikes must be locked whenever they're unattended – a lost or unsecured bike will incur a $450 fee per bike, and overnight storage off-site isn't permitted.
* The lead guest must be at least 25 years old.
