Kitchen-dining room equipped with an electric oven and induction hob, dishwasher, large fridge-freezer, microwave, kettle, toaster, Nespresso coffee machine. Plus a wide selection of cookware, crockery, cutlery and glasses. The dining table can easily seat 8. Patio doors open onto the rear terrace overlooking the river below.
Sitting room complete with wood-burner (logs and kindling available to get you started) and TV. (The TV is not "smart" but has a Sky box with entertainment subscription and most streaming apps. You can also connect your own firestick or Apple TV).
Free wifi - PLEASE NOTE, due to the remote location of the property we cannot get the high speed broadband you may get at home, so while most of the time it is sufficient for Netflix, we cannot guarantee it, so please download your favourites shows before arriving if that is going a crucial part your holiday.

On the first floor:
One set of stairs on 'kitchen side' of the cottage leads up to three bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath.
Another set of stairs on the 'living room side' leads up to two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink.
The cottage is heated by electrical storage heaters downstairs and standard electric heaters upstairs, which can be adjusted to suit your preferences.
There is an electric "wood-burner" in the kitchen-dining room that warms the room quickly.
The real wood-burner is is the living room, please make sure children are supervised when the wood-burner is lit.
Bed linen and towels are included.
Two travel cots, highchair, stair gate and bed guard for the single bed available to use if required.
LocationBrendon is a tiny hamlet tucked into the dramatic East Lyn valley, deep in the heart of Exmoor National Park, just 3 miles inland from the coastal village of Lynmouth.
This is one of the most peaceful and secluded corners of Exmoor. The hamlet sits beside the East Lyn River, surrounded by steep, densely wooded valleys and open moorland above. Brendon has been a settlement since medieval times, and its quiet lanes, stone bridges, and ancient church give it a timeless character. The area is renowned for its natural beauty, its red deer herds, and some of the finest river and moorland walking on Exmoor.
Village and Nearby Services
Brendon itself has no shops or services. The nearest facilities are in Lynmouth (3 miles) and Lynton (4 miles), where you will find convenience stores, cafes, restaurants, pubs, a chemist, post office, and gift shops. Lynton also has a small Spar supermarket.
The Rockford Inn, a traditional 16th-century pub, is located a short walk along the valley at Brendon Two Gates and serves food and drink. Countisbury, approximately 2 miles away, has the Blue Ball Inn.

For larger supermarkets, Barnstaple is approximately 20 miles away and has Tesco, Sainsbury's, and Lidl. Minehead (25 miles) has Tesco, Morrisons, and Lidl. Lynton and Lynmouth provide essentials for day-to-day needs.
