Bratton Mill Cottage is a charming property that dates back to the 17th century with a delightful rural location that gives great access to Exmoor National Park. Part of a former mill, the cottage has recently been redecorated thoroughly yet retains its character and charm, and offers self-catering holiday accommodation for up to 4 guests. Set in a valley beneath the village of Bratton Fleming in North Devon, and situated beside a trout stream on the edge of Exmoor, Bratton Mill features mature riverside gardens leading out into terrific open countryside, and provides extensive woodland views.

2 first floor bedrooms (one double ensuite with bath, toilet, and hand basin, and one twin), both beautifully furnished with lovely garden views
Ground floor sitting room featuring TV/DVD player and wood-burning stove, with logs, kindling, and matches provided

Facilities
The kitchen is well-equipped and includes a ceramic hob, oven, microwave and fridge with freezer compartment, plus separate freezer in the lobby. Other kitchen equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery.
The television, DVD, and radio are all discreetly placed.
Wifi is available throughout the property.
An iron, ironing board and hair dryer are all provided for your convenience.
Please note, there is no mobile phone reception due to the location of the property.

Electricity and heating costs are included in the price of your accommodation. Bratton Mill Cottage has central heating which will be programmed for you, yet can be adjusted to suit your preferences. There is also a wood-burning stove in the sitting room; some logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be purchased locally if required.

Beautiful White Company bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.

Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.

Location

Bratton Fleming is a small village on the edge of Exmoor National Park, set in the lovely Bray valley between Barnstaple and South Molton.



This is a peaceful, well-placed base for exploring both the wild Exmoor moorland and the spectacular North Devon coastline. The village sits on the A399 between Barnstaple (8 miles) and Blackmoor Gate, the crossroads at the heart of Exmoor, making it easy to head in any direction for walking, beaches, or sightseeing.

Bratton Fleming has a traditional village pub -- The White Hart Inn -- serving food and drink, a parish church, and a village hall that hosts occasional events. The award-winning Exmoor Zoo is based right here in the village, attracting visitors from across the region.



Nearby Shopping



The nearest shops and supermarkets are in Barnstaple (8 miles), which has Tesco, Sainsbury's, and a range of independent shops around its historic Pannier Market. South Molton (7 miles) is a handsome market town with good independent shops, a butcher, and everyday essentials. Both towns are an easy 15-minute drive.



For a wider range of shopping, Barnstaple is the main town for North Devon and has most high street stores, banks, and services.
