The included six-passenger low-speed vehicle and four bikes make it easy to cruise between beach access points and nearby Seaside, while a beach club delivers three pools, lounge areas, and Gulf views when you want a full day by the water. Come evening, the screened porch with its outdoor fireplace earns its keep, and an observation tower gives you the whole neighbourhood spread out below.

Home truths:
* At full occupancy, four guests will sleep on two bunk beds in the bunk nook. We think this space is best suited to children.
* You'll need to bring your own beach and pool towels – bath towels are provided but may not be taken off site.
* The included low-speed vehicle is a brilliant way to get around, but availability across the community is limited to eighty vehicles at any time and is first-come, first-served – so it's worth arranging yours through the designated provider as early as possible.
* The on-site carriage house here is owner-occupied.
* The lead guest must be at least 25 years old.
