The living areas are bright and built for gathering, with a kitchen ready for big group meals and a bunk bed bedroom that makes it easy to bring the whole family. Six bikes come with the house, handy for the 30A path and local restaurants, while a short walk leads to private beach access through the gated community.

Home truths:
* You'll need to bring your own beach and pool towels – bath towels and linens from the home are not permitted to be taken outside.
* The lead guest must be at least 25 years old.
* The third bedroom is arranged with a single-over-double bunk bed – we think it's best suited to children.
* At full occupancy two guests will sleep on the sofa bed in the living area and two guests will sleep on day beds on the third floor lounge.
