The upper balcony looks directly out over Newport Bay, putting you front and centre for the Christmas Boat Parade each December, while the lower unit's private courtyard, strung with café lighting, is made for long alfresco evenings and summer fireworks. Two-car parking, a barbecue in each unit, and paddle board and kayak equipment delivered to the door remove the usual friction of a beach trip. Newport Pier is an eight-minute walk, and surf, the Fun Zone, and the Balboa Island Ferry are all within easy reach on foot.

* The upper and lower units are not connected inside – you'll step outdoors each time you move between the two floors. This makes the home work well when two families or groups want their own space, but less so if you're expecting one seamlessly connected home.
* You'll have parking for two cars in the private garage – a real bonus in this part of Newport Beach where street parking is limited.
* At full occupancy, two guests will sleep on the sofa bed in the living area.
